·         4.   Broker to assist in negotiations, communications with Cooperating Broker and to communicate all important items with Seller, and when needed, at Broker’s discretion, meet with Seller at Broker’s office, at Broker’s requested time, to discuss, review &/or complete forms.

·         5.   Two sets of Yard Signs loaned to Seller, one lock box loaned to Seller and all placed by seller

·         6.   Broker’s Review of and recommendation on Seller’s Documents (one transaction) at Broker’s office & Broker’s attendance at your closing, at Broker’s office

·         7.   Broker office to assist in setting showings for, and promoting the property to and disseminating information to cooperating Brokers, & Buyers, 7 days per week, 9 am to 5pm.

·         8.   All necessary  & allowable corrections  &/or updates on your MLS or GoArrow.com listings

Full Service Listing

6.0 % of Contract Sales Price Includes:

($5999 minimum)

·         1.  Broker will list your home in the MLS (the listing term is 6 months but you may cancel anytime), see the Coverage Areas * below.

·         2.  Broker will come to your home for the initial visit to list the property, and again, if needed, to place the sale sign and the lock box.

·         3.  Broker will assist Seller in obtaining all comparable information so Seller can make a more accurate determination of a fair asking price.

·         4.  Broker will provide, complete, &/or review and explain any received, of all applicable and necessary Forms & disclosures, Addendums, Etc/.

·         5.  Broker will complete, review, explain all laws and regulations and/or refer you to resources that can help you to get the right information

·         6.  Broker will obtain 1-10 curb view photographs of your to submit to MLS, GoArrow.com, and/or any other site or advertisement.

·         7.  Broker will place your home on top-rated home listing sites.  In addition to the great exposure your home gets to all the realtors through the MLS, buyers searching for homes in your area at extremely popular web sites like IDX, GoArrow.com, and Realtor.com will all see Your Home! 

·         8.  Broker will set and place one set of up to two Yard Signs loaned to Seller, and up to two lockboxes loaned to Seller

·         9.  Broker’s will attend your closing, at Broker’s office or other agreeable location.

·         10.  Broker will make any necessary corrections  & updates on your MLS or GoArrow.com listings 

·         11.  Broker will pay, from commission listed above, of 6.0%, up to 2.8% to Cooperating Broker for bringing a Buyer who successfully closes a purchase transaction at Listing Contract’s asking Price, or, any sales price later agreed to by Seller

·         12. Broker will participate fully, with and on, the seller(s) behalf in negotiations leading to the sale of the listing property.

·         13. Broker will assist the seller(s) whenever possible in developing, understanding, communicating, &/or presenting counter-offers &/or other communication or correspondence, delivered in a timely manner, to all applicable parties

·         14. Broker will attempt to communicate with and disseminate information to, and attempt to show the property to, every interested Buyer or Buyer’s Agent

·         15.Broker will provide Transaction Broker Management, Assistance, Tracking, Negotiation, Communication and Assistance from beginning of listing, through closing.

·         16. Broker will attempt to update Seller with, and review any &/or all of the following, at Seller’s Request; The Marketing Plan, any Feedback received and the Price regularly, at Seller’s request.

·         17. Broker will handle ALL of the communication, management, document and information dissemination, etc.

·         18. You place your own signs and lockbox(es), and run your own ads, which provably assisted in producing the Buyer, and Broker will reduce your commission above  by .3% (up to $3000.00)!!!**

·         19. AND/OR……..You place your own signs and lockbox(es), and do your own open houses, provably assisted in producing the Buyer and Broker will reduce commission above by .3 % (up to $3000.00)!!**

·         20. AND/OR……..You place your own signs and you come to us, Monday through Friday, 9:30 am to 3:30 pm, rather than us coming to you, if or when anything needs to be signed, reviewed, and or done, and Broker will reduce your commission above by .2% (up to $2000.00)!!!!****

13. I will place a yard sign on your property, with your permission and subject to any and all local ordinances.

14. I will provide extensive exposure for your property on the Internet, including posting your property on GoArrow.com, MLS.com, Realtor.com, and IDX, reaching millions of visitors each month.*

15. I will explain local real estate procedures and regulations &/or try to guide you in the right direction.

16. I will make every attempt to show your property to pre-qualified buyers.

17. I will immediately submit to you all written offers, assist with negotiations, and provide an estimate of your net sales proceeds, so you understand all implications prior to any acceptance.

20. Our office, will monitor, as permitted by law or local practice, upon acceptance of any offer to you, your entire transaction and all the details throughout the closing process.

21. I will, if you will allow me, try my best to assist you in finding your next home, or offer to refer you to another office in another location.
